Carpet care
- Shaw recommends professional hot water extraction every 12 to 18 months.
- Shaw requires proof of periodic hot water extraction, using equipment certified under the Carpet and Rug Institute’s Seal of Approval program, to keep its carpet warranties.
- Carpet stays slightly damp for 6 to 12 hours after cleaning (Thumbtack).
- Engineered Floors says to never apply heat or hot water to a urine stain.
Camarillo and Oxnard water
- City of Camarillo serves about two-thirds of Camarillo’s residents: about 62% local groundwater from the Fox Canyon Aquifer, pumped by four city wells, two of which feed the North Pleasant Valley Desalter, and about 38% imported water, in 2024.
- Its imported water is State Water Project and Colorado River water treated at the Metropolitan Water District of Southern California’s Jensen plant and delivered by the Calleguas Municipal Water District, and measured 148 mg/L on average, 143 to 153 (about 8.6 grains per gallon), in 2024: hard on the USGS scale.
- The City’s well water, with the desalter, measured 168 mg/L on average, 78 to 354, with the desalter (about 9.8 grains per gallon), in 2024: hard on average.
- Camrosa Water District serves nearly 30,000 people in eastern Camarillo and the Santa Rosa Valley; its sources measured 140 mg/L for its imported water and 132 for its reverse osmosis plant, but 276 to 572 for its wells, in 2025.
- The City of Oxnard’s water averaged 419 mg/L on average across the system, 131 to 930 (about 24 grains per gallon), in 2025: very hard.
- The U.S. Geological Survey calls water of 121 to 180 mg/L hard and above 180 mg/L very hard.
Camarillo homes
- Camarillo had 70,741 residents in the 2020 census, and 27,828 homes, 65.8% of them owner-occupied, with 2.63 people per household on average (Census Bureau, via Wikipedia).
- About half of Camarillo’s homes were built before 1980: 52% of owner-occupied homes and 45% of rentals (City of Camarillo Housing Element, 2018 survey data).
- Camarillo became a city on October 22, 1964, and is named for Adolfo and Juan Camarillo, who owned Rancho Calleguas.
- Leisure Village, for residents 55 and over, opened in 1973 and has 2,136 attached homes.
- Oxnard, next door, had 202,063 residents in 2020; 46.4% of its occupied homes are rented.

- Stanley Steemer cleans by hot water extraction and says carpet typically dries in 8 to 24 hours (Stanley Steemer).
- Chem-Dry says its Hot Carbonating Extraction uses about 80% less water than steam cleaning and carpet dries in 1 to 2 hours (Chem-Dry).
- HomeGuide puts national companies like Stanley Steemer at $125–$143 per room.
- HomeAdvisor puts carbonated carpet cleaning at $120–$420 a job, $280 on average.
Renting, replacing and timing
- Renting a carpet cleaner costs $30–$50 a day, plus $10–$25 per room of solution (Angi).
- Doing it yourself costs $30–$75 per room, against $40–$125 per room for a professional (Angi).
- Carpet lasts 5 to 15 years (Angi).
- New carpet costs $3–$11 per square foot installed, $1,778 on average (Angi).
- A cleaning visit takes about 20 to 60 minutes per room, by cleaning companies’ published estimates.
California rules
- California has no state license for carpet cleaning.
- Flooring work of $1,000 or more needs a Contractors State License Board license (Business and Professions Code 7048, amended by AB 2622).
- Camarillo requires a business registration from every business that performs work in the city (Camarillo Municipal Code).
- California requires every party’s consent to record a phone call (Penal Code 632 and 632.7).
- California law requires an advertised price to include mandatory fees (Civil Code 1770(a)(29)).
