Cleaning wood floors, and knowing when they need refinishing

Wood floor cleaning begins at $0.49–$0.61 per square foot in Homewyse’s January 2026 estimate, which assumes basic, mid-range work in readily serviceable conditions. A cleaning works on the finish, drying the floor as it goes; refinishing is a separate flooring job, one Angi prices at $3–$8 per square foot.

A cleaning is worth trying first: it costs a fraction of the other two.

How the cleaning is done

The vacuum or dust mop goes first, lifting the grit so it isn’t scrubbed into the finish. Next comes a pH-neutral cleaner, worked along the boards by a machine or a microfiber pad, and the dirty solution is drawn back up rather than left to soak into the seams. Stanley Steemer, as one example, uses a microfiber mop and a fan as its last step, which lets the floor take foot traffic as soon as the crew leaves. Wood floor cleaning lists what a visit includes.

What to keep off wood

Water and heat are the enemies of a wood floor:

  • Steam mops: the NWFA’s Brett Miller rules them out on hardwood, even when the mop’s own literature calls it safe
  • A dripping mop: damp, nearly dry, is the most a wood floor should see
  • Vinegar used often: Miller allows it diluted, no more than once a month, and Apartment Therapy notes that heavy use can break down the finish
  • Cleaners made for other surfaces: use a pH-neutral one made for wood finishes

Laminate, engineered wood and vinyl plank

Laminate, engineered wood and vinyl plank get much the same cleaning as wood: grit off first, then a cleaner made for that surface, using the least water the job allows. Engineered wood calls for extra care: on Angi’s figures, its thin wood layer can be refinished only once or twice, compared with about 10 times for solid hardwood.

When it is refinishing, not cleaning

A cleaning has done what it can once the finish is worn down to bare wood, once the boards in the traffic paths have gone gray or picked up deep scratches, or once a professional cleaning leaves the floor still dull. Refinishing, which means sanding the floor and putting a new finish on it, is flooring work. Unless the job is minor, it takes a Contractors State License Board license. A minor job comes to less than $1,000 in all, counting labor, materials and everything else; needs no building permit; isn’t part of a larger project or split into smaller contracts; and is done by someone who has no employees and whose ads don’t claim a CSLB license. Flooring work like this isn’t referred through this site. Older houses, such as those in Old Town, may have original floors worth asking a flooring company about.

How often to clean hardwood floors

The NWFA’s Brett Miller recommends dust-mopping often and cleaning about once a month, with a professional wood floor product meant for the floor’s finish. Felt pads under chair legs and a mat at each door keep grit off the boards in the first place.

Common questions

Can you steam clean hardwood floors?

No. The NWFA’s Brett Miller warns against using a steam mop on hardwood, even when the mop’s literature calls it safe. Steam drives moisture and heat into the boards and their seams.

Is a little vinegar in the mop water all right?

Yes, if it is diluted and used at most once a month, says the NWFA’s Brett Miller; Apartment Therapy adds that heavy use can break down the finish. A pH-neutral wood floor cleaner is the safer habit.

Can the wood floors and the carpet be cleaned on the same day?

Yes, by the same visit or company, but not the same way: wood gets a pH-neutral cleaner that is picked back up, never the hot water extraction used on carpet.
