Three Camarillo floor plans, priced

A price starts with what is on the floor. The table prices three common layouts at HomeAdvisor’s national rates, once at $75–$125 per room and once at $0.20–$0.40 per square foot, and adds carpeted stairs at $2–$5 per step, the figure Angi gives. A single-story home, like those in Leisure Village, has no staircase to add; a two-story house does.

National figures, not quotes: the cleaning company sets the price for your home before any work.

Range bars for one to six rooms of carpet at $75 to $125 a room, national rates: one room $75 to $125, three rooms $225 to $375, six rooms $450 to $750.
One to six rooms at HomeAdvisor’s national $75–$125 a room. National figures, not a quote; stairs, pet treatment and protector cost extra.

Per-room or per-square-foot pricing

Which pricing comes out lower depends on the size of the rooms. A 120-square-foot bedroom costs $24 to $48 by the square foot but $75 to $125 as a room, so square-foot pricing favors small rooms. A 300-square-foot family room is the reverse: $60 to $120 by the square foot, or $75 to $125 as one room.

Per-room prices come with a size limit. By HomeGuide’s account, most professionals treat 200 to 250 square feet as one room, and HomeAdvisor says square-foot pricing may apply instead to extra-large spaces. Ask where the line falls, and ask for both kinds of price if your rooms are mixed.

What Maid VIP estimates

Maid VIP, this site’s affiliated partner and a business with the same owners, has its own estimates. For carpet cleaning, the figure is about $30–$75 per room, subject to a $150 visit minimum, with most homes at about $150–$400. Its upholstery prices begin at $75 per piece, with sofas from $150. Its tile and grout estimate is about $0.50–$3 per square foot, and it prices each area rug by size. All of these are estimates; the final price is settled before the visit, when the rooms, stains and fibers are known.

What gets added to the total

  • Stairs: $2–$5 per step on Angi’s figures, on top of the rooms
  • Pet urine: stain removal runs $40–$300 by severity (Angi), or pet stain and odor removal is billed at $30–$50 per hour (HomeAdvisor); optional deodorizing adds $0.10–$0.30 per square foot (HomeAdvisor); pet urine treatment explains why it is separate work
  • Moving beds, dressers and other heavy furniture
  • Carpet protector, applied after the cleaning
  • A minimum: Angi notes that on smaller jobs some companies charge either a trip charge or a minimum service fee of $75–$125, so ask when you book

An advertised price has to be honest about the extras that can’t be avoided: California requires it to include all mandatory fees and charges, such as a required trip charge, other than government taxes and fees (Civil Code 1770(a)(29)).

Getting a good deal on carpet cleaning: keeping the bill down

A low advertised price for a whole house can mean a short list of rooms or a quick surface method: bonnet cleaning, at $30–$90 per room on Angi’s figures, buffs the top of the pile rather than rinsing it. Lower totals come from planning instead:

  • Book every room, the sofa and any rugs in one visit, so you pay one minimum
  • Ask for square-foot pricing if the bedrooms are small
  • Treat the pet spots that need it, not the whole house
  • Skip protector in rooms that see little traffic
  • Pick up the floor yourself, so the time you pay for goes to cleaning
  • Compare written totals for the same rooms, the same stairs and the same method

Thinking of renting a machine instead? Doing it yourself or hiring a pro runs the numbers.

How the method changes the price

Angi prices carpet cleaning by method, per room: steam cleaning (hot water extraction) $40–$90 per room, bonnet cleaning $30–$90 per room, dry cleaning $60–$130 per room and encapsulation $80–$200 per room. Carbonated cleaning, Chem-Dry’s process, runs $120–$420, $280 on average on HomeAdvisor’s figures. Hot water extraction is also the method Shaw’s warranties are written around. The methods guide explains each one, and Stanley Steemer and Chem-Dry, side by side compares the two biggest names.

Common questions

What does carpet cleaning cost for a three-bedroom house in Camarillo?

At national rates, three bedrooms and a living room come to about $300 to $500 by the room. Add $2 to $5 a step if the house has carpeted stairs, and pet treatment if it needs it.

Is there a published average for Camarillo?

None turned up in the price guides checked in October 2026. HomeAdvisor’s national average job is $183, and local companies set their own prices.

Why do carpet cleaning quotes differ so much?

Mostly because they price different things: the method (a quick bonnet cleaning or a full hot water extraction), how big a “room” can be, and whether pre-vacuuming, spot treatment, stairs and furniture moving are included. Line the quotes up item by item.

Is a whole-house special worth taking?

Read what it covers: the number of rooms, the size limit per room, the method, and whether stairs, spots and furniture moving cost extra. Compare its written total with an itemized price for the same rooms.
